Reporting globally to Paul Compton (Global Head of Core Technology, Operations and Real Estate,
Investment Bank), with a matrix reporting line into the Global Heads of Corporate Real Estate (David Arena, Kim Bertin) in New York, the Head of IB Real Estate Strategy supports an organization of 26,000 staff in 30+ major locations and many smaller sites, with a real estate portfolio of roughly $600M. The role will work closely the global heads of Corporate Real Estate the Investment Bank and a range of other key senior stakeholders in regional and location management, technology, security, facilities management and location strategy, and will represent the Investment Bank in a number of global forums and working groups.
This individual will be expected to formulate and support the execution of Real Estate strategies with this broad set of stakeholders, while keeping shareholders' interests firmly at the forefront of any decision making. The emphasis is on partnership and candidates must demonstrate the confidence to both challenge stakeholders and facilitate consensus around controversial decisions.
Key Responsibilities
· Plan, design and develop Investment Bank Real Estate strategy, with a primary focus on scaled strategic sites (New York, London), but partnering with regional and local leadership to cover other IB locations
o Developing and managing the global stacking methodology
o Architect "work place" blue print for the Investment Bank
o Act as single point of contact to Corporate Real Estate and Investment Bank leadership
o Balancing Investment Bank requirements with Corporate objectives (incorporate the key drivers of business efficiency and effectiveness into real estate strategies)
o Building consensus and driving decisions across stakeholders
o Developing strategies to drive Real Estate objectives across the organization
· Identify and plan moves to support Real Estate strategic objectives for the Investment bank
o Review real estate portfolio to identify opportunities to reduce vacancy, increase densification and dispose of excess space in a cost effective manner
o Coordinate with Transactor, Design & Construction, Asset Management, GTI, and Finance to identify scope, timeline, and cost analysis to implement strategic plans
o Proactively monitor utilization of existing and proposed real estate to ensure sufficiency of infrastructure for business needs
o Seek opportunities to reduce overall occupancy expense while meeting the key adjacencies, and addressing compliance requirements
o Project management of actual migrations across a range of participants
· Drive all aspects of performance measurement, budgetary control, forecasting, expense management and management reporting related to Investment Bank Real Estate
o Create, analyze and distribute global occupancy expense report
o Promote an integrated view of occupancy globally
o Drive global occupancy allocation reviews validating occupancy expense across front offices and support teams
o Develop systematic and repeatable program to manage headcount and demand
o Publish monthly and quarterly metrics
o Contribute to the overall global corporate space management program.
o Identify and track client requirements & adjacencies
o Create and maintain currency of the management cost center executive report
· Directly lead and shape a small team of 7-8 professionals in NY and London, plus indirect leadership of a broad group of professionals globally
Qualifications
· Minimum of 10 years relevant experience preferably in a financial institution or large corporate environment with senior management
· Proven management track record and understanding of the complexities of Real Estate strategy and
Investment Banking.
· Must be a self confident individual possessing a strength of personality and intellect to gain the respect of demanding business heads
· Display the ability to operate at a strategic level, with strong problem-solving skills and the willingness and ability to drill into the detail when necessary
· Must have a collaborative and participative management style. Professionalism, sensitivity, discretion and sound decision making allied with the ability to interact at senior executive level
· Exhibit excellent written and oral communication skills as well as superior influencing and relationship management skills
